Understanding your EPC
A clearer picture of
your home’s energy use.
An Energy Performance Certificate (EPC) rates a property’s energy efficiency from A (most efficient) to G (least efficient). It includes typical energy costs and recommendations for improving efficiency.
Why is an EPC useful?
It helps buyers and tenants understand a property’s energy performance and gives owners suggestions for improvements.
When do I need one?
Generally, an EPC is required when a property is built, sold or rented out. If selling or letting, arrange it before marketing. Some properties are exempt.
How often does it need renewing?
An EPC is normally valid for 10 years, or until a newer certificate replaces it. You do not need a new one for every sale or tenancy while it remains valid. If it has expired, arrange a replacement when required for selling or letting.
Can I check whether I already have one?
Yes. Search your property on the GOV.UK EPC register to find an existing certificate and check its expiry date.
